How It Works
01We pull new filings from county court records, read each one for the owner, address, and debt amount stated in the filing, then match the property to county assessment data to estimate its value.
Every business day, Curve checks new foreclosure and judgment filings in Lancaster County, PA, estimates each property’s equity, and keeps only homes with an estimated $100,000 or more. You get the list by 5 PM ET, often days before national data services pick up the same filings.

We work from the county records directly instead of waiting on national data providers. That means leads often reach you days earlier, while fewer investors know about them.
The annual plan costs $960. If the feed helps you close one deal in a year, it has paid for itself.
How the Feed Works
Each business day we look for new foreclosure complaints, lis pendens, and judgments filed in Lancaster County, along with upcoming sheriff sales.
Software reads each filing and pulls out the owner name, property address, filing type and date, and the debt amount stated in the filing.
We look up each property’s estimated market value from county assessment data and subtract the stated debt. Anything under $100,000 in estimated equity is dropped.
New leads are added to your private lead sheet by 5 PM ET, often days before the same filings show up in national data services.

• Leads come from public court records. Market values and equity are estimates based on county assessment data, not appraisals. The debt shown is the amount stated in the filing and may not include other liens or later payments. Check every lead before acting on it. Federal and Pennsylvania laws limit how you can contact homeowners facing foreclosure, and following them is your responsibility.

• Curve is a small data company that covers one county. Every business day we go through new Lancaster County court filings, keep the properties with significant estimated equity, and send them to local investors and wholesalers. Every lead starts as a county record, not a resold national list.
